Most roof damage does not happen during the storm. It happens in the weeks before, sitting there unnoticed, and the storm just finishes the job. A lifted shingle from July wind. A flashing seal that dried out over a hot August. Neither one leaks on a clear day. Both leak the first time snow sits on the roof long enough to melt and refreeze against them.
Why the timing matters more than the checklist
Calgary roofs go through something most Canadian cities do not deal with the same way: a chinook thaw mid-winter, followed by a hard refreeze within days. Snow that melted on a warm January afternoon runs down to the eaves, hits colder shingle near the edge, and freezes solid overnight. Do that three or four times in a season and an ice dam builds at the roofline, backing water up under shingles that were never meant to sit under standing water.
A roof in good shape sheds that meltwater before it can pool. The check worth doing in fall is not really about the roof surviving snow load. It is about catching the small things before freeze-thaw cycles turn them into water damage.
What actually gets checked
Shingles, first: curling edges, missing tabs, granule loss showing bare asphalt underneath. Flashing next, around every chimney, vent, and skylight, since flashing seals fail years before the shingles around them wear out. Eavestroughs get cleared and checked for sag, because a gutter pulling away from the fascia does not drain properly and sends water back toward the roofline instead of away from it. Attic ventilation gets a look too. Poor attic airflow is one of the biggest contributors to ice dams, since warm air escaping from the living space melts snow from underneath even when the outside temperature never climbs above freezing.
What to look for from the ground, before calling anyone
Binoculars and a walk around the property catch more than people expect. Shingles that look darker or patchy in one section usually mean granule loss in that spot. A sagging line along the ridge or a dip anywhere on the roof plane is worth flagging, since that can point to a structural issue underneath, not just a surface one. Icicles hanging off the eaves in a cold snap are actually a decent early warning sign of an ice dam starting to form, even before any interior leak shows up.
Inside the house, a musty smell in an upstairs closet or a water stain on a ceiling near an exterior wall usually traces back to a roof issue that started outside months earlier. By the time it shows up as a stain, water has typically been getting in for a while.
The eaves loading problem nobody thinks about until it happens
Heavy wet snow sitting on a roof for weeks adds real weight, and older roofs with any structural wear handle that load worse than a newer build. Homes that have had residential roofing work done often find the eaves are where problems concentrate first, since that is where meltwater refreezes hardest against the coldest part of the roof edge. A roof that is otherwise sound can still develop an ice dam at the eaves purely because that section stays colder than the rest of the roof plane through a chinook cycle.
Trees overhanging the roofline add another factor worth checking before the snow arrives. Branches that scrape shingles all summer wear through the granule layer faster than sun and weather alone would, and a heavy wet snow load on an overhanging branch is exactly the kind of thing that snaps limbs onto a roof during the first real storm of the season.
What a fall check catches that a spring check misses
Spring roof checks find damage after it happened. Fall checks find the conditions that lead to it. A pipe boot with a small crack found in September gets a five-minute fix. The same crack found in April, after a full winter of freeze-thaw working it wider, is often a bigger repair with interior drywall damage layered on top. Homeowners who book a fall roof check are working from the same logic as anyone booking fall yard cleanup or furnace maintenance ahead of the season: the small fix in October beats the bigger one in March.

Signs it is worth booking now rather than waiting
A roof older than fifteen years with no known inspection history. Any visible sagging along the roofline. Granule buildup showing up in the eavestroughs during a fall cleanout. A home that had an ice dam last winter, since a roof that formed one once is likely to form one again unless the underlying ventilation or insulation issue gets addressed. None of these guarantee a major problem, but each one is reason enough to get eyes on the roof before the temperature drops for good.
The part homeowners tend to skip
Attic insulation and ventilation rarely make it onto a homeowner’s mental roof checklist, but they drive more ice dam formation than the shingles themselves do. A roof with even, cold surface temperature sheds snow evenly and melts it slowly at the edges where it can drain. A roof with warm spots from escaping heat melts snow unevenly, and that uneven melt is what refreezes into ice dams at the cold eaves below. Checking the attic takes an extra fifteen minutes during a roof visit and catches a problem that shingle inspection alone never will.
None of this needs to happen the week before the first snowfall. It works better done earlier, while there is still time to book a repair and get it done before the ground and the roof both lock up for the season.
